CITY OF REVELSTOKE
BYLAW No. 1804

Being a Bylaw to Amend Zoning Bylaw No. 1264, 1984 ___________________________________________________________________
WHEREAS the Council of the City of Revelstoke, Province of British Columbia, deem it necessary to amend the City of Revelstoke Zoning Bylaw No. 1264, 1984 to provide for the establishment of a Comprehensive Development Zone 10 (CD-10).
NOW THEREFORE the Council of the City of Revelstoke, Province of British Columbia in open meeting assembled enacts as follows:
1. THAT Bylaw No. 1264, 1984 be amended by adding thereto a new Section 11A as follows:
11A Comprehensive Development Zone 10 – (CD-10)
11A.10 Intent
The intent of this zone is to provide for the establishment of a single family residence on Lot 1 Section 34 TWP 23 R2 W6M Kootenay District Plan 12289.
11A.10.1 Uses Permitted
The following principle uses, and no others are permitted:
(1) Single family dwelling. (2) Home occupations, subject to the provisions of Section 5.8 of this Bylaw. (3) Accessory buildings and uses, subject to the provisions of Section 5.6 of this Bylaw.
11.A.10.2 Lot Area and Width
(1) The lot must be serviced by both a community water and community sewer system. The lot shall have an area of not less than 214.2 square metres (2305.7 square feet) and a width of not less than 7.0 metres (22.9 feet).
11.A.10.3 Lot Coverage
The maximum lot coverage shall be forty percent (40%).
11.A.10.4 Height of Buildings
(1) The height of a building shall not exceed 10 metres or two and a half storeys.
11.A.10.5 Minimum Yard Requirements
(1) A front and rear yard shall be provided of not less than 3.5 metres in depth (11.5 feet).
(2) A side yard shall be provided of not less than 1.5 metres (4.9 feet) in width. The side yard abutting the lane may be reduced to 0.0 metres. All projections or overhangs shall be contained within the building envelope.
11.A.10.6 Parking
All parking shall be located on site.
11.A.10.7 Other Regulations
Regulations which also apply to Comprehensive Development Zone (CD 10) include:

2. THAT Page 15 of the Official Zoning Atlas, being Schedule A of Zoning Bylaw No. 1264, be amended by changing the zoning of Lot 1 Section 34 TWP 23 Range 2 W6M Kootenay District Plan 12289 from High Density Residential District (R4) to Comprehensive Development Zone 10 (CD 10).
3. THAT a Public Hearing was held pursuant to Sections 890 and 892 of the Local Government Act.
4. THAT this Bylaw may be cited for all purposes as the “City of Revelstoke Zoning Amendment Bylaw No. 1804”.
5. THAT this Bylaw shall take effect upon the date of it’s adoption by Council.
