BYLAW #1587


Being a Bylaw to Amend Zoning Bylaw #1264, 1984

WHEREAS the Council of the City of Revelstoke, Province of British Columbia, deem it necessary to amend the City of Revelstoke Zoning Bylaw #1264, 1984 to provide for the establishment of a Comprehensive Development Zone 2 (CD-02).

NOW THEREFORE the Council of the City of Revelstoke, Province of British Columbia, in open meeting assembled, enacts as follows:

1. THAT Bylaw No. 1264, 1984 be amended by adding thereto a new section 11A as follows:

11A Comprehensive Development Zone 2 (CD-02)

11A.2 Intent

The intent of this zone is to provide for the accommodation of one single family dwelling and accessory structures.

11A.2.1 Uses Permitted

(1) One single family dwelling.
(2) Home occupations, subject to the provisions of Section 5.8 of this Bylaw.
(3) Accessory Off-Street Parking.
(4) Accessory Buildings

11A.2.2 Conditions of Use

Notwithstanding Section 11A.2.1, the following restrictions apply to the use of land and structures within CD-02 zone.

(1) Only one residential structure will be permitted upon this property.
(2) No exterior changes which will significantly alter the exterior appearance of the building from that of a single family residence are permitted.
(3) A minimum of 4 parking spaces will be provided on site.
(4) Only two accessory buildings will be provided on site.

11A.2.3 Height of Building

Maximum permitted building height in this zone shall not exceed the existing building height at the time of the adoption of this Bylaw.

11A.2.4 Plan to be Part of Bylaw

All buildings, structures and uses shall comply with the size, shape and siting as designated on the approved comprehensive development plan which shall be attached to and form part of this Bylaw as Schedule A.

2. THAT Page 16 of the Official Zoning Atlas, being Schedule A of Zoning Bylaw #1264, be amended by changing the zoning of Parcel A (Sketch Plan 22510A) Block 7, Section 28, Township 23, Range 2, West of the 6th Meridian, Kootenay District, Plan 1024 and Parcel A (Sketch Plan 22509A) of Lot 7, Legal Subdivision 14, Section 23, Township 23, Range 2, West of the 6th Meridian, Kootenay Land District, Plan 1024 from R2A Special Low Density Residential District to CD-02 Comprehensive Development Zone 2.

3. THAT this Bylaw may be cited for all purposes as the "City of Revelstoke Zoning Amendment Bylaw #1587, 1998".

4. THAT this Bylaw shall take effect upon the date of it's adoption by City Council.
