Being a Bylaw to Amend Zoning Bylaw #1264, 1984





WHEREAS the Council of the City of Revelstoke, Province of British Columbia, deem it necessary to amend the City of Revelstoke Zoning Bylaw #1264, 1984 to allow for the construction of single and two family dwellings on all lots within R5A Zones.

NOW THEREFORE the Council of the City of Revelstoke, Province of British Columbia, in open meeting assembled, enacts as follows:

1. THAT Section 7.6A be deleted in its entirety and replaced with the following:

7.6A MOBILE HOME - RESIDENTIAL SUBDIVISION - R5A

This district provides for the establishment of a Residential District to accommodate a mix of mobile homes, modular homes and onsite constructed homes.

7.6A.1 Uses Permitted

(1) Single and Double-Wide Mobile Homes
(2) Modular Homes
(3) Onsite constructed Single Family and Two Family Dwellings
(4) Home occupations subject to the regulations in Section 5.8 of this Bylaw.
(5) No basement suites or additional housekeeping facilities shall be permitted in an R5A Zone.


7.6A.2 Conditions of Use

(1) A minimum of 50% of the total lots created in the development shall have an area of not less than 425.0 sq.m. (4,574.8 sq. ft.).

(2) This zone must have both community water and sewer systems.

(3) All foundations shall conform to the provisions of the British Columbia Building Code or C.S.A. Z240.10.1.

(4) The subdivision shall be completed with asphalt road to a width of 12.4 meters (40.7 ft.) curb and gutter, fire hydrants and underground power.


7.6A.3 Lot Area and Width

(1) Lots within this zone shall have an area and width of not less than:

(a) area of 390.0 sq. m. (4,198.1 sq. ft.) and a width of not less than 11.79 meters (38.7 ft.) for single and double wide mobile homes, modular homes and onsite constructed single family dwellings.

(b) area of 800.0 sq. m. (8,614.4 sq. ft) and a width of not less than 20 meters (65.6 ft.) for two family dwellings.

7.6A.4 Lot Coverage

The maximum lot coverage shall be 35% of the lot area for lots with an area of less than 425.0 sq.m. (4574.8 sq.ft.) and 40% for all other lots.

7.6A.5 Minimum Yard Requirements

(1) Front and rear yard setback shall be provided of not less than 6 meters (19.7 ft.). In the case of single wide mobile homes, the front and rear setbacks may be reduced to a minimum 4.5 meter (14.7 ft.) setback.

(2) A side yard shall be provided on each side of the building of not less than 2 meters (6.56 ft.) in width.

(3) In the case of a corner lot the side yard adjoining the side street shall be not less than 3 meters (9.8 ft.) in width.

(4) In the case of a two family dwelling on a lot subdivided for the purpose of allowing side by side units, an interior side yard between units shall not be required.

7.6A.6 Building Height

The height of a building shall not exceed 8 meters (26.24 ft.) or two storeys.


7.6A.7 Off Street Parking

Off-street parking shall comply with the regulations and design standards stipulated in Section 12 of this Bylaw.

7.6A.8 Other Regulations

For further regulations not specifically included in this Zone, refer to Sections 4 and 5 of this Bylaw.

2. THAT a Public Hearing was held pursuant to Sections 956 and 957 of the Municipal Act.

3. THAT this Bylaw may be cited for all purposes as the "City of Revelstoke Zoning Amendment Bylaw #1517, 1995.

4. THAT this bylaw shall take effect upon the date of it's adoption by City Council.
