CITY OF REVELSTOKE

BY-LAW NO. 1385

Being a By-Law to Amend Zoning By-Law No. 1264, 1984
_______________________________________________________________________

NOW THEREFORE, the Council of the City of Revelstoke, Province of British Columbia, in open meeting asembled, enacts as follows:

1. THAT the City of Revelstoke Zoning By-Law No. 1264, 1984 be amended by adding a new "S.R. Fringe Commercial District (C2-B)" and rezoning Lot 1, Plan 636G from existing (R2-A) Special Low Density Residential District and (C-8) Local Commercial District to the S.R. Fringe Commercial District as follows:

"8.2B S.R. Fringe Commercial District

This District provides for the establishment of restricted
commercial uses in a residential area adjacent to a main
access route.

8.2B.1 Uses Permitted

(a) Retail (with the principal use being grocery related,
i.e. 75% or more).

(b) Mini-Post Office

8.2B.2 Conditions of Use

(1) All portions of the lot not utilized by buildings shall be paved with either asphalt or decorative
paving stones.

(2) Where a lot abuts on R-District natural landscaping
shall be provided to act as a screening. This
screening shall not exceed 2 meters (6.6 ft.) in height.

(3) No accessory buildings are allowed.

8.2B.3 Lot Area and Width

Each lot shall have an area of not less than 3,720 square meters (40,043 sq. ft.) and a width of not less than 61
meters (200.13 ft.).

8.2B.4 Floor Area Ratio

The maximum floor area ratio shall be 0.3.

8.2B.5 Front Yard

A front yard shall be provided of not less than 22 meters
(72.18 ft.).

8.2B.6 Side Yard

A side yard, abutting a street, shall be not less than 18
meters (59.06 ft.) and a side yard abutting an R. Zone shall be not less than 7.5 meters (24.6 ft.).

8.2B.7 Rear Yard

A rear yard shall be provided of not less than 7.5 meters
(24.6 ft.).

8.2B.8 Height of Building

The height of buildings shall not exceed 4.5 meters
(14.76 ft.) or one storey.

8.2B.9 Off-Street Parking and Loading

(a) One parking space shall be provided for each 68.5 sq.
meters (225 sq. ft.) of gross floor area of building.

(b) One Loading Zone shall be provided for a total gross
floor area of building up to 465 sq. meters (5,017.5
sq. ft.).

(c) One additional Loading Zone shall be provided for total gross floor area of building from 465 sq. meters to 2,300 sq. meters (24,817 sq. ft.).

8.2B.10 Other Regulations (where applicable)

C2-B Zone, refer to:

Section 4 - Basic Provisions
Section 5 - Supplementary Regulations
Section 6 - Development Permits

2. THAT the Official Zoning map, being Schedule "A" of Zoning By-Law
#1264, 1984 be amended by changing the Zoning on Lot 1, Plan 636G
from (R2A) Special Low Density Residential District and C-8 Local
Commercial District to S. R. Fringe Commercial District (C2-B).

3. THAT a Public Hearing was held pursuant to Sections 956 and 957 of the Municipal Act.

4. THAT this By-Law may be cited for all purposes as "City of Revelstoke Zoning Amendment By-Law #1385, 1990."
