CITY OF REVELSTOKE

Being a By-Law to Amend Zoning By-Law #1264, l984. _______________________________________________________________________
NOW THEREFORE, the Council of the City of Revelstoke, Province of British Columbia, in open meeting assembled, enacts as follows:
l. That the City of Revelstoke Zoning By-Law No. l264, l984 be amended by adding a new "Fringe Area Commercial District (C2-A)" and rezoning Lots l2 - l8, Block 58, Plan 636B from the existing (R-4) High Density Residential District to the Fringe Area Commercial District (C2-A) as follows:
"8.2A Fringe Area Commercial District
This District provides for the establishment of compatible restricted commercial/residential uses in areas of transition between Downtown Fringe Commercial and Residential Districts.
8.2A.l Uses Permitted
(a) Bed & Breakfast (as limited by Parking Requirements under this zone.) (b) Professional Offices (where existing building is renovated in keeping with the Heritage Trust regulations.) (c) Tea House and Restaurant (as limited by parking requirements under this zone.) (d) Speciality Museum. (e) Restricted retail as related to items displayed in the museum such as pianos, art and antiques. (f) Owner and or Operator accomodation.
8.2A.2 Floor Area Ratio
For combination commercial/residential uses, the maximum floor area ratio shall be 0.5.
8.2A.3 Front Yard
Shall be not less than 6 meters (l9.7 ft.) in depth.
8.2A.4 Side Yards
Shall be not less than 3 meters (9.8 ft.) in width.
8.2A.5 Lot Area & Width
Each lot shall have an area of not less than l000 square meters (l0,763.9 sq. ft.) and a width of not less than 30 meters (98.5 ft.)
8.2A.6 Height of Building
The height of buildings shall not exceed l2 meters (39.4 ft.) or three (3) storeys.
8.2A.7 Usable Open Space
All open space may be used for parking and/or landscaping, but in no case shall the parking area exceed the amount of landscaping area.

8.2A.8 Off-Street Parking and Loading
(a) One Loading Zone shall be provided. (b) For residential use two (2) parking spaces shall be provided. (c) For combination uses of bed and breakfast and tea house or restaurant one (l) space for each sleeping unit plus one (l) space for each l8.6 sq. meters (200 sq. ft.) of dining area..
8.2A.9 Other Regulations

2. That Page l5 of the Official Zoning Atlas, being Schedule "A" of Zoning By-Law #l264, l984 be amended by changing the zoning on Lots l2 - l8, Plan 636B from R-4 High Density Residential District to C-2A Fringe Area Commercial.
3. That a Public Hearing was held pursuant to Sections 956 and 957 of the Municipal Act.
4. That this By-Law may be cited for all purposes as "City of Revelstoke Zoning Amendment By-Law #l344, l988."
